Do I need to Qualify for the program?
Yes, we look for individuals that have experience selling manufactured homes and have been recently successful.

Do I need a Dealer License?
Yes, each state has a list of requirements. Each state is different but some of the common requirements include application fees, schooling or testing, bonding and a sales location

Do I need good credit?
Credit is always an important factor, but if you don’t have good credit, you may not qualify for a bond or you will have to pay a premium price for the state license required bond.

Do I have to have a large net worth?
No, but you need to have some cash available to start.

Can I have a partner?
No, unless it is your spouse. You can have a management agreement with someone, but you must hold 100% of the corporation stock.

Do I have to incorporate?
Yes, we don’t allow sole proprietors or partnerships.

I don’t know how to get a business license or how to get started, do you help?
Yes, we assume you wouldn’t know, so we walk you all the way through the process and provide you with the tools and contacts to get opened.

How long does it take to get licensed and opened?
Usually 30 days, some states take 60 days.

Is your program available anywhere, any state?
If you wanted a existing location we are generally in the southern half of the U.S. but we are expanding into other states.

Do I have to buy or lease the location?
No, we do.

Do I pay rent or flooring costs?
No, we pay the rent, flooring costs and curtailments. You pay the utilities, advertising and employees.

How many homes do I start with in inventory?
Each area of the country varies and the average is 6 homes. Once you start, the more you sell, the larger your inventory can be.

What manufactures can I buy from?
We are limiting the manufacturers to mostly the top few industry leaders.

Do you train us on how to sell?
No. We can help, but we approve experienced applicants for that reason.

How much can I make on a sale?
You set the prices and keep 100%.

Do you offer retail financing?
No. But we know who is doing a better job than others in your area and share that information with you.

Do I have to qualify for retail financing?
Not for a Land/Home transaction lender, but most the Chattel lenders will screen you if you want to go direct. Chattel brokers don’t need to approve you if you can’t go direct.

Who can I talk to about things I might not know how to do?
Talk to our staff. We are your friends. We have experience in all aspects of this business and have done everything at least once. We know the “do’s” and “don’ts” and welcome your requests for help.

Why wouldn’t I get my own flooring from the bank?
Very few people have strong enough credit and the net worth to qualify, not to mention the large amount of cash on hand they require.

What percentage of my profit do you get?
Simply put, our profit comes from the difference in rebate you are leaving on the table if you were an independent with your own flooring.
